Condition for Purchase

A. OUTRIGHT PURCHASE
1. Outright purchases are to be made by bank drafts, confirmed cheques or direct account to account transfers.
B. INSTALLMENT PURCHASE
1. Minimum of 40% initial deposits are applicable under the installment purchase option.
2. Subsequent deposits are expected in monthly intervals not exceeding three (3) months from initial deposit.
C. MORTGAGE PURCHASE CONDITIONS
1. The responsibility of accessing mortgage facilities is ENTIRELY that of the allottee.
2. Initial deposits are applicable for purchase of the property of interest
3. Any allottee taking advantage of the mortgage option, whose money has not been disbursed to us within 12 months after
making the initial deposit will pay the prevailing Bank interest rate per annum on the loanable sum until the money is
disbursed.
4. Payments for the perfection of title documents will be made by the allottee the point advised by the Developer and/or
approval of loanable amount by FMBN or other financial body.
5. Any applicant who has not provided complete documentation for processing the mortgage within one month of
application will be refunded and the property re-allocated to the next available subscriber.
C. GENERAL CONDITIONS
1. Allocation of plots will only be made after receipt of full payments.
2. All quoted prices are exclusive of VALUE ADDED TAX (VAT) and withholding tax.
3. Allottees will be FULLY responsible for the cost of perfection of title.
4. Allottees will also be responsible for the cost of processing, purchasing and installing the EEDC prepaid meter for the
property.
5. An Annual Ground Rent of N60,000.00 is payable on the property with effect from January 2025 and is subject to review
every (3) years. Note that there will be estate maintenance fee and security fee to be paid.
6. Survey and legal fees of N300,000.00 and N250,000.00 are payable on the property to enable us facilitate the
preparation of your Deed of Sublease.
7 An Annual Land Use Charge is payable on the property in the sum of N266, 350 (two hundred and sixty-six thousand three
hundred and fifty Naira only). This charge is controlled/utilized and reviewed by the Enugu State Internal Revenue Service
(ESIRS) and is subject to change by the ESIRS, without notice.
8. Also failure to honour any cheques issued/payment dates agreed upon will attract a 10% default charge on the amount
due.
9. Failure to comply with/adhere to the aforementioned terms will be viewed as a breach of contract terms and such
properties will be re-allocated to the next available subscriber.
10. In the event of a breach of contract, refunds will be made less 12.5% for administrative charges.
11. Handover of the property will ONLY occur with completion of relevant documentation, receipt of full payments for the
property and all ancillary fees.
12. Each property owner and/or his/her representatives will ENSURE that any additional development conforms to the
building zoning plans of the Developer and are approved by the Developer BEFORE commencement of work(s).
13. The Developer is at liberty to demolish and cart away any development(s) outside the required specification/allowable
limits at the cost of the allottee.
14. Each property owner and/or his/her representatives will be a part of the Estate Residents' Association and engage in
activities that are in the best interest of the Association – which includes, but not limited to, prompt payment of Estate
Maintenance and Security fees to the Association.
15. This Property shall be ONLY for residential use.
